This report provides an in-depth discussion of Avant’s proposed mechanical and plumbing systems for 350 Mission. This design narrative details the on-site generationof BioMethane, the on-site reclamation and treatment of wastewater, the design an application of a tri-generation system, the design and specification of mechanical and plumbing equipment and the associated technical, environmental and economic analyses necessary to understand the lifecycle implications of the proposed systems.

This report provides an in-depth discussion of Avant’s proposed construction systems, techniques, and logistics for 350 Mission. This design narrative details high performance site logistical research, construction techniques, project budget, and scheduling and sequencing for the building's substructure, superstructure, and finishes. An environmental impact analysis was also performed for building lifecycle data. Publications and building literature were proposed durign constrution in order to provided connectivity between 350 Mission and its community.

This report provides and in-depth discussion of Avant’s proposed structural systems for 350 Mission. This design narrative details the Braced Frame Core system, the Perimeter Mega-Brace system, load path issues, structural façade design, foundation wall and mat slab design, steel connection design, and architectural enhancement through the structure. Integration between the structural systems and other building systems is also discussed in length.

This report provides an in-depth discussion of Avant’s proposed electrical and lighting systems for 350 Mission. This design narrative details the on-site generation of BioMethane, the building power distribution, the telecom infrastructure, as well as the lobby and typical office floor lighting. Appendix pages are provided to show the calculations and considerations that went into designing our version of 350 Mission.

This report provides an in depth explanation of Avant’s thought process and approach to the designand construction of 350 Mission. The design narrative details Avant’s design process, integration and collaboration efforts to provide a holistic approach to the design of 350 Mission. It focuses our team dynamic, goal orientation, and guiding principles. Also, specific areas that required the greatest amount of collaboration, areas such as the sustainability plant, building reoccupation and budget were detailed.
